I hold all three with TRY being the biggest by a long way

TRY is primary - very good European coverage and the UK property includes the good ones like SEGRO which owns most the the LHR warehousing

TRY has an OCF of 0.77% and it has direct prepoert investments

I would never buy a property fund ...OIECS are the wrong structure for an asset like this. The IT can gear, the OIEC will only invest 90-95% of the fund to pay redemptions and if it invests in direct property it will be a very shaky affair
